I’m thinking of buying my first home. Where do I start?

Firstly, get pre-approved for a mortgage. You will get to know how much you can spend with pre-approval and it locks you in at the current interest rate for 90 days or more, so that you can purchase with confidence. This is necessary because the Bank of Canada can hike the interest rate in 2022 which will impact your mortgage rate and finally your home-buying budget.

Is there a “best“ time of year price-wise to buy a home?

There is not. Prices depend on a lot of factors like demand, supply, and other market conditions. Prices vary from city to city and one neighborhood to next. If the home has been recently listed, this means the seller had less time to examine the market and check the buyer’s response to the price and will be less likely to negotiate.

Can I buy a home with no down payment?

Down payment is important to your purchase. There are lenders who will offer mortgages with zero down, but the interest rate would be much higher and it will cost you much greater in the long run. This is not recommended. So, don’t take unnecessary risks. Save up to five percent of the purchase price and make your purchase affordable.

Do I need a real estate lawyer as well?

Yes, you will need a lawyer as well to deal with all the paperwork involved and handle all the funding.
